Mar Vista is considered part of the City of Los Angeles.

South of Venice Blvd. Mar Vista is flat and has more apartments and multi-family units. North of Venice Blvd. is hilly with two or three bedroom houses and landscaped yards. Some homes have views (vistas) of downtown Los Angeles.

Schools are in the Los Angeles Unified School District and rank between 30 and 70th percentile. Crime is average.

Downtown Los Angeles is nine miles, LAX seven miles and the beach three miles.
